We were called to this ground floor property at Union Grove in Aberdeen to look at a timber lintel that had been subjected to a dry rot outbreak.
The cause of this was due to the external pointing being in very poor condition, and some plumbing work in the flat above leaving a hole for the waste pipe exposed for a number of months. Thankfully, most of this external work has been addressed, although not very pretty.
We supported the flooring joists above, then removed the affected timber lintel and replaced it with a number of prestressed concrete lintels. This was then bricked back up, reframed, plasterboard fitted, and replastered. The whole exposed area was treated with a fungicidal solution as the work progressed.
